The University of Hawaiʻi is inviting developers to submit their qualifications to develop approximately 168 acres of land adjoining UH West Oʻahu’s campus. The site known as the University District, which runs east of the campus bordering Kulakaʻi Parkway, is intended to be a mixed-use community that will complement the adjoining campus.

“This is a unique opportunity to strategically and purposefully establish a vibrant, mixed-use neighborhood that both supports and is supported by the University of Hawaiʻi,” said UH President David Lassner.

The majority of the acreage is zoned for a broad range of uses. Possibilities for the University District include market rate student, faculty, senior and affordable housing; retail and commercial activities; recreational and sports facilities; schools; parks; child care facilities and other uses. Transit-oriented development will look to cluster residential, office, commercial and retail uses near the transit stations. Responses to the RFQ are due to UH West Oʻahu on November 5, 2015. This is the first step in a competitive process and will be followed by a Request for Proposal (RFP) to a short list of qualified developers.

Based on the RFP responses, a preferred developer will be selected to enter into an exclusive negotiation agreement for the business terms of a long-term lease for the development of the University District. It is anticipated that the lease will be for a term up to 99 years. The revenue generated by the private development of this land is intended for investment into campus facilities to advance the growth of UH West Oʻahu and its academic programs.
