UH Board of Regents approves selection of private developer for UH Manoa student housing project

HONOLULU — The University of Hawaiʻi Board of Regents (BOR) approved the selection of American Campus Communities (ACC) for the purpose of entering into exclusive negotiations for a comprehensive real estate development agreement to develop on-campus student housing at UH Mānoa.

Founded in 1993 and based in Austin, Texas, ACC has developed more than 22,000 student housing beds and acquired more than 7,700 student housing beds. ACC currently manages 43 student housing communities with more than 26,000 beds. ACC is listed on the New York Stock Exchange (NYSE:ACC) and has a market value of more than $270 million.

ACC has developed and/or managed student housing projects for numerous university systems around the country, including the University of California System, State University of New York System, Arizona State University System, University of Colorado System, and Texas A&M University System.

ACC is joined on its development team by Sheldon Zane, a local development consultant who has been involved with all aspects of real estate development over the past 30 years. In 1977, he formed his own development company which continues today as Zane Development Company, LLC. The company has developed thousands of single family homes and numerous multi-family projects, including West Loch Estates and Fairways, which was developed under a privatization program with the City and County of Honolulu.

The architectural services will be a collaborative effort between CDS International and Craycroft-Price Architects, with CDS being the lead architect and Craycroft-Price being the consulting architect.

CDS has extensive experience in designing residential, hotel and military projects in Hawaiʻi and in locations throughout the Pacific and Far East. Their portfolio is composed of a range of project types, including hotels and resorts, office buildings, housing, shopping centers, athletic facilities, hospitals, retail shops and tenant improvements. Craycroft-Price‘s portfolio includes numerous hotels, country clubs, and office and retail developments. Most recently, the firm has expanded its expertise to student housing and has been involved in projects at University of California-Irvine, University of Colorado-Boulder, University of Texas-Austin, Fresno State University, Oklahoma State University, Towson University and Texas A&M University.

ACC‘s general contractor is Swinerton/Pacific, a joint venture of Swinerton Builders and US Pacific. Among the projects completed or in progress by the joint venture in the past 10 years are the Aloha Tower Marketplace and renovations to the Renaissance Ilikai Waikīkī Hotel and the W Wailea Beach Resort.

The first phase of the university‘s efforts to address student housing needs is the development of at least 800 beds on the current site of Frear and Johnson Halls and the International Gateway House.

Selection and approval of the developer is the first in a series of forthcoming steps toward the development of the UH Mānoa student housing project.
